Property development?

Yes, even with NO money, it’s possible to become a property developer in your area,
or any other area YOU choose. You don’t need money, just the WILL to get out of
your comfort zone, and a full understanding of the
‘Power Of Geometric
Progression’.

If you have no money, but an eye for a deal, or a pleasant disposition that would
make you someone (others) would be willing to help, then you’re on your way.

You see, there are many property developers out there who have the money, or the
contacts to RAISE the money and complete fast purchases of bargain properties. If
YOU have the knowledge about a property that’s available at a good price, with an
‘over-keen’ seller, then YOU hold all the cards, and any self-respecting property
developer would want to do business with you.

What business? you say. The business of generating a ‘finders fee’ naturally.
‘Finders Fees’ have been a legitimate part of big and small business development
since commerce began. It’s a tried and tested formula for ANYONE to get
themselves into a position of ‘leverage’ without the need for up-front MONEY.

‘Knowledge’ is Money, ‘Time’ is Money, ‘Free Energy’ equates to Money. Put those
three values together and you’ve got an unstoppable Money-Making Machine.
In the property development world,   'KNOWLEDGE'   is KING.

So how do you find property developers? It can be difficult, but if you use your head
you should realise that all property developers have one thing in common. They
nearly always need to use ‘Tradesmen’ at some point. Builders, painters, plasterers,
plumbers, carpenters, the list goes on. But ‘builders’ should be your first point of
contact because many of them are ‘developers’ themselves.

Your approach could go something like; You have a below market price property that
you’re desperate to sell as soon as possible, you’re looking to find a ‘property
developer’ because you know they have access to the required funds and are more
able to complete quickly, would they know of one they could recommend?

You may get a ‘no’, but more than likely they may well have a ‘drink’ lined up for
themselves when they introduce a contact to their developer friends.
It is also likely,
the builder, or tradesman may have their OWN portfolio of properties they’re looking
to ADD to at a reasonable price. So you could kill two birds with one stone using this
approach.


There is also the ‘Local Council Planning Dept’. Developers these days have to have
‘licences’ to turn dwellings into ‘multiple dwellings’. (At least they do in the UK). While
not ALL developers go down this route, many do, and their details are FREE for you
to scrutinize at your local council offices. They will ALL be looking for ‘right priced’
properties that YOU can go out and FIND for a FEE. Usually 1% or a little more
depending on the discount you’ve managed to swing in the first place.

There is that other obvious route to the developers,  ‘The Estate Agent’.
Some like to keep their cards close to their chest, but many are also on a ‘retainer’ if
you like, to introduce people like your good self to these ‘Property Developers’.

I’m sure you can think of many other ways of making contact, or finding these elusive
‘wheeler-dealers’, but that’s just a few ideas to get you started. One thing you MUST
do though, is to get some sort of ‘financial arrangement contract’ that your developer
should sign BEFORE you give them full details of the property in mind. While MOST
are honest, and you can take their Word as their Bond. There is a ‘minority’ out their
who’ll just say “Thank you very much” and walk away. They are obviously just out for
‘short term gain’, and you don’t want to be party to any deal like that.


OK, your juices are now flowing with ideas about how you can find a BUYER who
may well pay you a ‘finders fee’. All you have to do now, is find a Property at the right
price, where the 'seller' is Desperate, or keen  to sell. How on Earth do you DO that?

Remember ‘TIME’ is one of your greatest allies. You will need to utilize your ‘time’,
coupled with your ‘Free Energy’ to find these properties. They won’t necessarily
come knocking on YOUR door, though they may well do at some point in the future.
So YOU have to go out and FIND these bargains yourself.

By all means check with estate agents and auctions, you MAY get ‘lucky’, but it’s not
likely that you will. The ‘direct’ approach. Straight to the Vendor on ‘their’ terms, is
the way to go. Drive, cycle or walk around the area that’s of interest to you. When you
see a ‘for sale’ sign up, (Especially if it’s a well worn, dirty one), write the address in
your ‘notebook’ and carry on your tour taking down as many of these addresses as
you can.

Once you’ve finished your tour, head back home and type or write a letter to ‘Dear
occupant’. (Unless you know their name of course).
Keep the letters 'tidy', well presented, and 'to the point'. Tell them you’re looking for a
property to buy in their area, and that you have access to ‘fast funding’. If they would
like to make a quick sale they should contact you via a method of your own choice,
(phone, mail, E-mail, fax). Some are likely to at least hear you out, so make your
appointment to visit at a time convenient to you both.

You should really go back again and ‘Hand Deliver’ the letters, though posting IS an
acceptable method.

Before you go to the appointment, you should phone the Estate Agent whose board
was outside the property to enquire about the value as an ‘interested customer’. You
will then know the perceived value, and you should be looking at a 15-20% discount
on that price. Offer a 25% discounted price as your first offer, because when they get
you down to say 18 – 15% the ‘vendor’ will have ‘WON’ the deal.

You must at all times be sociable, interested in THEM not YOU, and listen to what
THEY have to say about their circumstances, their worries and their fears. Only then
can you HELP them. Because whether you like it or not. If you go with the attitude of
getting ‘The Best deal’ at all costs, you’ll be cheating the vendor, as well as yourself.

NO business deal should ever be founded on ‘deceit’ one way or the other. You may
be trying to buy at a good discount, but that doesn’t mean you need to ‘cheat’ or
‘deceive’ to get that ‘great deal’. If you know your best offer would ‘HURT’ them, then
walk away and look for another. (They will come).

Another way to attract potential Vendors to you, is to start a ‘Blog’ on-line. Most of
you reading this will know what a ‘Blog’ is. But for those who don’t, it’s almost the
same as a website, though simpler to add content, and content should be added
very regularly. (Daily or weekly). It’s basically an on-line journal that others can view at
will if they have the web address.

Blog’s can be added to search engines to make them easy to find. They can also be
obtained FREE. That’s right, NO cost. Just sign up, add your content and you’re
AWAY. The most popular blog provider is probably;
www.blogger.com  

OK you say, I have my Blog, now how do people find it, and WHAT should I write in
it?  


Firstly, you get your blog address out into the public domain using FREE publicity.
ALL local newspapers are DESPERATE for stories. The more unusual or
challenging, the better they like it. So you contact the Editor, (or editors if you have
more than one local paper), you tell them
you’ve set yourself a project to make at
least £25,000.00 in six months starting with NO MONEY.
That will grab their
attention, GUARANTEED. You then tell them that you’re going to run a daily Blog,
charting exactly HOW you do this, and that THEIR readers can follow your journey by
logging on to the internet, and then typing in your Blog URL (Web address). That they
may even be able to do the same as you by following your journey, and copying your
ideas.

This would create enthusiasm from the editor because he could also run a regular
feature charting your success, (thus filling MORE interesting copy). It would also
create interest among many of the readers as they’ll either want to see you FAIL, or
they would want to EMULATE you. Either way, you’d be on a winner, and your name
would be up there for ALL ‘Sellers’ and ‘Developers’ to see.

Adding content to your Blog.   
Well, it’s a journal, so you simply write as you would in your journal/diary. Write about
things you’ve done that day at work or with your family. Include family photo's to keep
it intimate. (Believe it or not, people ARE actually really interested in the ‘mundane’
activities of others). Also write about the step or steps you’ve taken that day to get
you towards your GOAL of £25,000.00 in six months.

Entries don’t need to be long, so writers block shouldn’t play a part here. You can
also add entries to Blogger.com using you mobile phone to text it in. (Very handy).

Another useful thing about promoting a Blog, is that you can
advertise yourself, the
type of properties you’re looking for, and also the fact that you’re always looking to
meet new ‘developer’ contacts. You will be surprised how quickly you’ll develop a
‘fan base’ that will do your ‘running’ for you. THEY will start to supply you with these
leads almost out of thin air. (For Free).

So WHAT if you don’t manage £25,000.00 in six months?  
(Though I bet you do if you have that GOAL in front of you every day).


People won’t ridicule you, they will be behind you even more because they’ve been
following your life. Your ups and downs. Trials and tribulations. They’ll feel they know
you, and most likely will pass on your Blog address to friends and relatives as a
result.
(Again demonstrating the POWER of Geometric Progression).

Once the six months are up, Don’t shut down your Blog. This is a VALUABLE tool
which could bring you £1,000’s worth of deals for FREE.
By that time you’ll probably be looking to Purchase properties yourself. You’ll have
made valuable contacts along the way, and LEARNED valuable lessons from those
contacts which will go on to PROPEL you to property development STARDOM.

All with a STARTING capital of ZERO,  ZILCH,  NIL…….Feels GOOD doesn’t it?

OK, get going then, you’ve got the game plan, now put it into action.

You’ve got your
‘God Given Free Energy’ at your disposal.

You have unlimited
‘INSPIRATION’ to guarantee you’ll succeed.

You have
‘TIME’ at your disposal, even if it’s only an hour a day.

You have NO excuses, unless you don’t WANT to, and that my friend, is YOUR
choice.
